Even though there are many people looking to buy property, selling your home can be an arduous process. In an ideal world, with demand outstripping supply, all vendors would be able to sell their home in an effective manner, but we know that this isn’t the case. It is also fair to say that some vendors are unable to attract buyers, and if this is your situation, help is available.

I am pleased to say I have helped many vendors who have been struggling to sell their home, and there are steps you can take to increase your chances of selling your home. In fact, here are five tips to help if your house isn’t attracting buyers.

  1. Have your home properly valued
  2. Consider a different sales channel
  3. Arrange an open day for viewers
  4. Are you mentally ready to sell your home?
  5. Get a better estate agent working on your behalf

Have your home properly valued

One of the most important steps in selling your home is the valuation. You need to have as accurate a valuation placed on your home as you can. There are many instant valuation tools that will give you a guide price, which can be informative, but this may not be relevant to your home.

If you price your home too high for what it is worth, you will scare customers away. Then, if you lower the price, people will be suspicious about your property and why you had to lower the price.

However, setting the right price for your home is crucial, so arrange for a professional to evaluate your home on its own merits, and set an appropriate price on it.

Consider a different sales channel to help sell your home

How have you been trying to sell your home to date? There are many platforms and places where you can promote and sell your home. The option you have used so far may not be working for you, so be open to trying something different.

Selling your home via an auction isn’t for everyone but some vendors have benefitted from this route. If you are in doubt about this option, discuss the matter with an experienced estate agent.

Arrange an open day for viewers

People love open days. If you believe in your home but you have been struggling to get people to your property, change your approach. Promote an open day for your home and welcome as many people as possible. If you can achieve this, you will find that you can place your property in front of more people and then you can use your, and your property’s, charms to connect with interested buyers?

Are you mentally ready to sell your home?

It may be that you are the stumbling block in selling your home. Are you promoting and presenting the property in the right manner? If you have any doubts about selling our home, this may be subconsciously holding you back or sabotaging your efforts.

Re-evaluate what you want to achieve with the sale, and you may find that you will have a clearer idea on what you want to achieve with the home.

Get a better estate agent working on your behalf

It may be that your current estate agent isn’t helping you sell your home. Not all estate agents are the same. In fact, if you are looking for help from an experienced and skilled estate agent, get in touch. I am pleased to say I have helped many people sell their home and if you need assistance, I can help you.
