Landlords In London – New Energy Safety Checks Guidelines Are Coming

Being a landlord in London isn’t easy. While there are many prospective tenants looking for rental accommodation, meeting the needs of these tenants, and complying with an ever-increasing array of regulations means that landlords have a lot to contend in the capital. No matter where you are located or what sort of tenant you are looking for, it is best to be proactive and prepared when it comes to dealing with regulations.

Therefore, landlords in London should be aware of new energy safety checks that will be introduced. There are already gas safety checks in place for landlords to comply with, so the introduction of electrical safety checks shouldn’t be a surprise to too many professionals in the rental market. A date for this measure to be introduced hasn’t been set yet but the announcement made by Housing Secretary James Brokenshire, suggests that this is a critical issue for the Government.

The Housing Secretary said;” There is nothing more important than ensuring people are safe in their own homes. That is why I am announcing a package of measures focused on improving building safety, having listened carefully to the concerns which have been raised.”

There is significant backing for measures that improve safety at rental accommodations

It is believed that there has been significant political backing for this measure, with 70% of MPs said to have backed the measure. It has also been suggested that there has been backing from all political parties. There have been many calls for electrical safety tests to be compulsory for landlords but after a recent push at the end of 2017, it now looks as though this will be another regulation for letting professionals to contend with.

There will also be a consultation into building regulations, which was announced at the same time as these measures. In the current climate, there are consistent calls for improved safety when it comes to rental property and these measures will be welcomed by most people.

Landlords are asked to carry out a lot of tasks

While few landlords will complain about complying with electrical safety issues, not should the five-year period mooted for the tests be too taxing for landlords, it is another task that landlords must contend with. With so many important jobs and regulations to comply with, it is easy to see why so many landlords and agents question the work they must put in to operate.

Even though many reputable landlords are being penalised with these acts, it is likely that the changes are aimed at rogue landlords. The Government has been consistent in targeting these groups in recent times, and this is another measure that will impact on irresponsible landlords.
